Hi Nikki,

Thanks for the post. Currently there is only one bank that has this 90 day requirement. It's Bank of America. Personally, I just don't do deals with this bank any more. Their loss mitigation departments are so poorly run, and take SO long to approve these short sales, that they have turned into more of a pain in the neck than I'm willing to deal with. That being said, that's the only bank that I won't work with and the only bank that I know of that has this requirement. There are plenty of other deals out there that aren't with B of A, so I avoid these at all costs. Hope this helps.

Hi Shuan,

I had attend Wendy Bootcamp and have a chance to listen to your speak. I have a question, when you submit the short sale under your name. Once you get approved, how you can do wholesale as the bank will require you to hold on to the property at least for 90 days. How do you get around with this?

Hey Shaun,

Nice post. I too believe that the opportunities are increasing for short sale investors as we're going to see the next wave of foreclosures over the next year or two.

It's too bad that the Fed won't just let these bad lenders fail, rather than bail them out and dilute our money; it's hurting us in the long run.

Either way, thanks for the great post. I can't wait for the next one!
